Overview

Established in 1938, Cobblestone Creek Country Club (formally Greenacres Country Club) is a private, full-service club near Princeton, New Jersey. The 18-hole golf course was originally designed by Devereaux Emmet and redesigned by George Fazio in 1971.

By identifying a 14-acre development parcel, Bobby Weed Golf Design facilitated a nearly eight-figure land transaction for Cobblestone Creek, allowing the club to rebuild their golf course, renovate the clubhouse, retire debt and completely rebrand.

Challenge

In 2017, Cobblestone Creek recognized the need to comprehensively redesign the golf course, as well as transform and revitalize what had become a stagnant and aging facility.

BWGD was selected for this innovative golf course renovation and repurposing project due to the firm’s unique expertise in course design and land development. Bobby Weed and Chris Monti would design the project. 

Approach

The genesis of this project was a 14-acre infill development parcel identified by BWGD. As the result of a multi-million-dollar transaction, a national homebuilder could develop 98 townhome units. Each household would become (at minimum) a social member of Cobblestone Creek, offering an ongoing revenue stream for the club.

In addition to recapitalizing the club’s balance sheet and funding clubhouse upgrades, the land sale would trigger wide-ranging improvements to the entire golf course.

Solution

While the best golf course designs happen in the field, they show up on the bottom line as well. When Cobblestone Creek reopened in summer 2018, over 50 new members had joined the club!

Weed and Monti also transformed Cobblestone Creek into one of America’s best walking courses.

This project allowed for the construction of seven new golf holes with bent grass greens, a reimagined state-of-the-art practice facility covering seven acres, significant clubhouse renovations, the addition of an outdoor dining area and a new aquatics complex.

BWGD is a leader in golf course repurposing – a means to update layouts through redesign and reallocation of partial acreage for higher value land uses. Repurposing helps clubs and communities preserve golf while surmounting economic challenges.
